Garage floors take a beating — vehicle traffic, oil drips, road salt in winter, dropped tools, and constant foot traffic. Epoxy coatings have become one of the most popular ways to protect and upgrade that space, and here's what you should know before deciding if it's right for your garage.

What Is an Epoxy Garage Floor Coating?

Epoxy flooring is a multi-layer resin-based coating system applied directly over an existing concrete garage floor. Once cured, it forms a hard, seamless, chemical-resistant surface that's significantly more durable than bare or painted concrete.

Durability against Utah's seasonal demands. Road salt and de-icing chemicals tracked in during winter months can eat away at unprotected concrete over time. A properly installed epoxy coating resists this kind of chemical damage far better than bare concrete.

Resistance to oil, chemicals, and stains. Epoxy creates a non-porous surface, meaning oil drips, brake fluid, and other automotive fluids sit on top rather than soaking in and staining permanently.

What the Installation Process Involves

1. Surface preparation. This is the most critical step — the concrete is mechanically ground or shot-blasted to open the surface's pores and remove any existing coatings, oil stains, or contaminants that would prevent proper adhesion.

2. Crack and imperfection repair. Any cracks or damaged areas in the existing concrete are repaired before coating begins.

3. Primer coat. A bonding primer is applied to ensure the epoxy adheres properly to the prepared concrete.

4. Epoxy base coat(s). The primary epoxy resin is applied, often with color flakes broadcast into the wet surface for texture and a decorative finish.

5. Topcoat. A clear protective topcoat (often polyurethane or polyaspartic) is applied over the epoxy base for additional durability, UV resistance, and gloss.

6. Cure time. Full cure typically takes a few days, during which the garage needs to stay clear of vehicle and heavy foot traffic.

Is Epoxy Right for Every Garage?

Epoxy performs best over concrete in reasonably sound condition — heavily cracked or moisture-compromised slabs may need repair work first. A proper inspection before quoting the project ensures the coating will adhere and perform as expected long-term.
